A seaside convenience store near Phippsburg’s Civil War-era fort and a 1607 settlement forgotten to history until the mid-1990s is up for sale for $1.25 million.

Percy’s Convenience Store and its 1.5 acre lot hit the market in July, with a price tag about $1 million higher than its last sale in October 2014, for $225,000, according to property records. It’s owned by David and Tracy Percy.

The Percys are marketing the property that hosts a convenience store for building a “dream home” near the beach, noting that the current commercial use and beach parking lot “can be continued or removed.”

The property has been on the market for 38 days at Realtor.com.

The current 2,100-square-foot store was built in 1960 and assessors in their latest review gave the building a middling grade, listing it as in “average” condition.
