Maine’s housing market has properties of all shapes, sizes and prices in every corner of the state.
While steep costs and limited options continue to be barriers to buying a home in Maine, some prospective buyers may need to get creative and consider new options.
We found five homes for sale across the state ranging from rustic cabins to fully furnished homes. All of them are less than 400 square feet — about the size of a two-car garage.
Lee, $75,000
This home in Lee measures just 8 by 16 feet, amounting to only 128 square feet, making it the smallest on the list. The tiny home sits on roughly an acre near the Mount Jefferson ski area.
Built in 2024, the home is on a trailer, making it mobile as well as compact. It has electricity as well as a bathroom with a 32-inch standing shower and a standard flush toilet.
The tiny home hit the market last summer for $119,000, but has since dropped to $75,000, Zillow records show.
The property’s other amenities include a heat pump, air exchange system, cooktop and refrigerator.
Andover, $325,000
Perched on the edge of Richardson Lake in Andover, this off-the-grid camp measures only 192 square feet.
The lakefront camp, offering a large deck and fire pit, was listed last year for $400,000. It was taken off the market after several months, then listed again last month with a $325,000 price tag, according to Zillow records.
The home, built in 2022, is powered by a generator or batteries while propane fuels the kitchen appliances, including the refrigerator, but the property doesn’t have heat, water or sewer connections.
Kennebunk, $61,000
This 396-square-foot manufactured home in Kennebunk is the largest property on the list.
Built in 2015, this one-bedroom, one-bathroom home sits in a seasonal RV resort that offers access to Mousam River and a shared dock, as well as other amenities, including a heated pool, laundry facilities, basketball courts and more.
The home, which is being sold fully furnished, has a large wraparound porch, full-sized kitchen and bathroom, as well as heat and air conditioning.
The home hit the market earlier this month with an asking price of $61,000.
Addison, $349,000
This 380-square-foot cabin sits on a tiny, rocky island in Wohoa Bay, off the coast of Down East Maine.
The 0.75-acre-island, known as One Bush Island or Sally’s Island, sits off the southern coast of Jonesport and Addison and is accessible only by boat.
The rustic cottage on it was built in 1988 and offers a covered porch with sweeping ocean views, but no heat, electricity, water or plumbing.
The property was initially listed last July for nearly $400,000, but taken off the market about six months later. It was listed again earlier this month with an asking price of $349,000.
Marshfield, $159,000
Nestled on 2.5 acres on 6 Mile Lake in Marshfield, this one-bedroom, one-bathroom camp measures 290 square feet with a spacious porch.
Built in 2024, the seller outfitted the camp with power, a septic system and seasonal water access, allowing the home to have a full kitchen and bathroom.
The camp was listed for sale last September with a nearly $190,000 price tag, which has been cut a few times down to $159,000.
