The median sale price for a home in Maine rose to $427,000 last month, the Maine Association of Realtors announced, but that’s not the case for every property on the market.

While much of Maine’s real estate market has risen to unaffordable levels for many hopeful buyers, there are still homes for sale with price tags well below the median statewide sale price.

With Maine’s median household income sitting just under $75,000, according to the U.S. Census Bureau, a $200,000 home should be affordable for many residents, especially people who are shouldering additional monthly costs, such as student loan payments or child care fees.

We found five properties for sale across the state that all have asking prices at or below $200,000, most of which have recently received significant updates.

Unity, $189,000

This one-bedroom, two-bathroom house built in 1880 was once a local bank, then the town office. The building’s previous uses explain the vault and safety deposit boxes in the kitchen that now serve as a pantry and additional storage.

The 832-square-foot property’s other features include refinished wood floors, a wide front porch, a full basement and heat pumps, according to the listing.

The home sits on Main Street, a short walk from the community’s library, local business and a hiking trail, among other amenities. The home is a less than 30-minute drive from Waterville.

The single-family home hit the market on Aug. 13 with an asking price of $189,000.

Houlton, $199,900

Built in 1890, this 1,877-square-foot house in Houlton has undergone several recent updates, including a new roof, fresh vinyl siding, new electric water heater and improved wiring, according to the listing.

With three bedrooms, and two bathrooms, the home offers a spacious front porch, eat-in kitchen and wood flooring.

The home sits on Smyrna Street, around the corner from Houlton Regional Hospital, on roughly 0.3 acres with ample parking space and a carriage house.

The property first hit the market for $199,900 last October, then was listed again for the same price in May. It last sold in March 2025 for $107,500, Zillow records show.

Augusta, $199,000

This four-bedroom, two-bathroom house is located on Washington Street in Augusta, just 5 minutes from the State House.

Perched near the Kennebec River, the single-family house offers slightly more than 1,300 square feet of living space. The property features a primary bedroom with walk-in closets and an ensuite bathroom, and a front patio.

Built in 1883, the house has undergone several recent updates, including a new roof, new furnace, updated appliances, refinished bathrooms and the chimney has been reconstructed, according to the listing.

The property was initially listed in March for $230,000 after selling in March 2025 for $210,000. It has been taken on and off the market a few times this year until earlier this month when it was listed again for $199,000.

Millinocket, $199,900

Built in 1970, this ranch in Millinocket offers three bedrooms, two bathrooms and more than 1,720 square feet of living space.

It was first listed for sale last month with a $219,900 asking price, but that was knocked down a few days ago to $199,900, Zillow records show.

The property sits in a quiet neighborhood on a nearly 9,590-square-foot lot with an attached two-car garage and back deck, according to the listing.

The house’s many recent updates include a new roof, updated vinyl siding, new windows and hardwood floors that were recently refinished.

Rockland, $199,000

Roughly a mile from downtown Rockland, this three-bedroom, one-bathroom house sits on a more than 6,500-square-foot lot tucked away in a quiet neighborhood.

Built in 1969, the home offers 1,020 square feet of living space and several recent updates, including a new roof and fresh interior paint, according to the listing.

The property also has plenty of windows to provide ample sunlight, a detached one-car garage and a spacious front and back yard.

It was initially listed for sale in September 2025 for $299,000, but was taken off the market a few months later, Zillow records show. The asking price was knocked down a few times after it was listed again in February 2026 for $249,000 until it reached its current price of $199,000.
