A nearly 3 acre commercial waterfront property in Rockland’s North End sold Sept. 17 for $4.5 million.
Schooner Wharf Partners, LLC sold the property to Jorgen H. and Camilla Heidemann and the Heidemann Revocable Trust of Babcock Ranch., Fla. The couple also own property in Cushing.
Schooner Wharf has owned the property since 1991. Peter Guistra is listed as a member of the long-time limited liability corporation.
The property consists of 2.9 acres of mostly vacant land. There is a 11,200-square-foot warehouse located across from Steel Pro’s manufacturing facility. Some boats are stored on the lot which has also been used for offloading timber from the islands.
The property has been on the market since July 2021. Back then, the Schooner Wharf property was marketed along with the properties where adjacent North End Shipyard and Steel Pro are located. Combined, those properties have nearly 9 acres, 2,100 feet of shore frontage, and 690 feet of frontage on Route 1.
“There’s nothing like this currently for sale on the coast of Maine,” Robert Baldacci of F. O. Bailey Real Estate in Falmouth said in July 2021.
The potential development possibilities on the properties were listed as a hotel, marina, offices, restaurants and residences, according to the real estate company.
City Manager Tom Luttrell said he has no discussions with anyone concerning potential development of the Schooner Wharf property.
Neither of the other two adjacent properties have sold. Steel Pro, however, is planning to build a new manufacturing plant in Union and leave the Rockland property.
The sale is one of the largest in Rockland. The Harbor Plaza Shopping Center was sold in 2022 for $14 million and a warehouse complex on upper Park Street sold in 2023 for $4.7 million.
The Heidemanns could not immediately be reached for comment.
